World's Third Richest University System Fails to Pay on Lease to "Poorest City in the United States"

City Manager Charlie Cabler, pressed for answers during the 1/21/14 City Commission meeting about monies spent of the AEP Texas settlement fund, volunteered that UTB had not as yet "paid a penny" on their lease of El Cueto Building.

UTB's own college newspaper, The Collegian, announced the terms of the lease on July 2, 2013:

The city manager, deputy city manager or assistant city manager may execute any documents necessary to execute the lease of the complex located at 1301 E. Madison St.
According to documents in the agenda binder, the 9,258-square-foot facility will be leased for four years at a rate of $92,580 per year.
The city bought the building from Texas Southmost College for $500,000 in 2011

Perhaps one of the reasons Brownsville is "the poorest city in the United States" is because our public officials do not follow through on collecting the rent from the "3rd richest university sytem in the world," the University of Texas.

  2. Why the hell would anybody pay that kind of rent, 20% cap rate?

  3. Here is an illustrative example of how the poorest city in the free world works. As you may have read in the paper, the USS Forrestal is on its way to the Port of Brownsville to be "salvaged". The aircraft carrier cost 217 million when it was built in 1954. In today's dollars that would be almost 2 billion dollars. However, it was sold to "All Star Metals" for the grand sum of ONE PENNY. What makes this transaction feasible? One and only one thing, dirt cheap labor. At the Norfolk Naval Shipyard in Portsmouth, Virginia, where they build ships rather than "break" them up, the pay is around $20 to $25 dollars an hour for welders. I do not know what "All Star Metals" pays an hour. But, I would guess it is well south of the above. Which would you rather be, the builder or the salvager?

  4. Perhaps 'Da Mayor forgave the payment of the rent to his amiga Julieta....but failed to tell Charlie Cabler. Tony Martinez loves to give away public property almost as well as UT System likes to welch on payments to the community. Question is; does Julieta know and approve of the non-payments. We expect she does. No doubt she took her salary....more waste of tax dollars.

  5. The Forrestal is being re-cycled and will bring pay-checks to the workers at the Port of Brownsville. It would cost the government millions to keep her afloat and any maintenance required. Recycling is a good thing....where beer cans or aircraft carriers. Would the writer above be happier if the work remained in Virginia....and our folks not get the work????

    1. If it were salvaged in Virginia, the workers would be paid a much higher wage. The point is not whether it should be salvaged or not but the pay of the workers. As long as Brownsville only attracts low paying jobs, it will never progress. The main reason Brownsville is the poorest city in the US is because the jobs pay so little. The idea that a low paying job is better than nothing is a red herring.
